Which Document Does an NRI Heir Need in Vadodara? The Short Answer

Short answer

Moving an inherited Vadodara flat, plot or house into the heirs' names is mostly record work: a varsai entry in the revenue record, a name change at the Vadodara Municipal Corporation and a transfer in the society's books. Probate was never compulsory by statute here, because Section 213 of the Indian Succession Act reached only Wills tied to the Bombay, Calcutta and Madras presidency towns, and it was removed in December 2025. Institutions still commonly ask for it. An NRI can run every step through a power of attorney and documents signed abroad.

  • Revenue record: varsai entry on the 7/12, 8A or city property card, through the Mamlatdar and City Survey offices
  • Municipal record: Vadodara Municipal Corporation ward office, where each property is tracked by census number
  • Flat or house: society transfer, or a registered release or settlement deed among the heirs
  • Court paper: succession certificate from the Vadodara District Court, only where a bank or depository insists

Flat, House, Field or Accounts: Matching Your Vadodara Asset to the Route

Vadodara inheritance seldom follows a single path. A Sayajigunj flat, an old house in a pol and a field beyond the ring road each sit in a different record. Find your asset below, then let the office or institution confirm its own list before anything is signed overseas.

Your situationDocument you likely needIssued byTypical time
A flat in a Vadodara housing society or apartment block, owner died without a Will (Alkapuri, Karelibaug, Akota, Gotri and similar areas)Society transfer plus VMC name change

The heirs are entered on the City Survey property card, then in the assessment book. Old title chains usually need an affidavit for each missing link. How NRI mutation works

Rows combine easily. A Vadodara family could hold a society flat, a field near Savli and a demat account at once, so we plan the order of filings and draft the signing set only once, to cover every one of them.

Not sure which row is yours? Most families are not. One call with an advocate settles it.

Which Vadodara Office Holds Which Record: A Neighbourhood Map

On an envelope Vadodara is one city, but an inherited address passes through several jurisdictions. Registering the death, taxing the building and recording the heirs frequently fall to three separate offices. Sorting them before anything is signed abroad saves a returned file later.

Inside the corporation area. Alkapuri, Race Course, Fatehgunj, Sayajigunj, Karelibaug, Akota, Manjalpur, Gotri, Vasna, Tandalja, Subhanpura and the old city around Mandvi and Raopura largely lie within Vadodara Municipal Corporation limits. Its birth and death department registers deaths in this area, and its ward offices keep the assessment book, where each property is tracked by a census number. The corporation's web portal lets you look a property up by that number, but a name change still needs an application at the ward office.

Where City Survey applies. Much of the built-up city is covered by city survey records, so the ownership trail sits on a property card kept by the City Survey Office rather than on a 7/12. Plots laid out under town planning schemes carry final plot numbers, and the card or the tax bill shows which numbering applies. AnyROR displays digitally signed property cards for both rural and urban records.

Edges that belong to VUDA. The Vadodara Urban Development Authority plans growth in a ring of fringe areas and villages around the city. Its job is planning and development permission, not ownership entries. A plot in such a belt is still a revenue matter at village and Mamlatdar level, or a gram panchayat tax matter, unless it has since been merged into the corporation. Check the latest boundary rather than assuming it.

Villages across the district. Savli, Padra, Karjan, Waghodia, Dabhoi and Sinor are talukas with their own Mamlatdar offices. Land there is a village revenue matter run by the Talati and the e-Dhara counter. A death in a village is typically registered through the gram panchayat or the Talati-cum-Mantri rather than the corporation, so the source of the death certificate tells you which desk comes next.

Same family, different offices. Suppose a parent living in Gotri died while visiting relatives in another district. The death certificate then comes from that district, yet the flat remains in the corporation's assessment book. Two authorities on one file looks odd to heirs overseas, but it is routine as long as name, age and address read the same on every paper.

Services that follow the building. Madhya Gujarat Vij Company Limited (MGVCL) holds the electricity connection, the corporation supplies water and drainage, and piped gas is supplied by a city gas distributor. Each asks for heirship proof and an application in the heir's name. These are best done last, once the tax record already shows the new names.

Vadodara Flats: Societies, Apartment Associations and Housing Board Colonies

A flat is usually the first asset an overseas family wants settled. In Vadodara it can sit in one of three structures, and the route differs for each.

Co-operative housing societies. Many older blocks in Alkapuri, Karelibaug, Akota, Sayajigunj and Manjalpur are registered under the Gujarat Co-operative Societies Act, 1961, and the flat is held through shares and membership. On a death, the Act and the society's bye-laws provide for the share and interest to pass to the nominee or, where there is none, to the heir the committee recognises. Confirm the exact provision and procedure with the society or its registrar, because the committee works from its own bye-laws.

A nominee does not become sole owner. The nominee represents all the heirs while dealing with the society, and a spouse, brother or sister can still claim a share under succession law. For that reason a committee typically asks for the death certificate, the share certificate, a letter from every other heir and sometimes an indemnity bond. Where a housing loan is running or the heirs disagree, expect a request for a court document.

Apartment associations. Newer complexes along Gotri, Vasna-Bhayli, Tandalja and Waghodia Road are often held as apartments under Gujarat's flats ownership law of 1973, with an association of owners running the common areas. Ownership flows from the registered deed, so the heirs prove title through their heirship papers, and any handover among them is recorded by a registered release or settlement deed. The association then updates its list and its maintenance billing.

Housing Board and similar colonies. Vadodara has colonies built by public housing agencies, where allotment terms and transfer conditions can be stricter than in an ordinary society. Ask the allotting body for its own succession procedure before assuming the society route applies.

Society first, corporation second. The ward office usually wants the society's letter before it moves the assessment name, so the society step comes first. The corporation then records the heirs against the property's census number, and the next tax bill carries the new names.

Redevelopment and loans. Where a society is negotiating with a developer, or a bank loan is outstanding on the flat, unresolved heirship can hold up signatures. Ask that the power of attorney expressly allow your representative to sign consents, because a general clause may not satisfy the other side's lawyer. A lender will also want its own heir documents before it releases the title papers.

More on the national position is on our NRI property transfer page and in the guide to NRI property inheritance in India.

Old Baroda Houses, Pols and Walled-City Titles

The old city around Mandvi, Raopura, Nagarwada, Fatehpura and Champaner Darwaza holds houses that families have passed down for generations. They carry different problems from a modern flat.

Many heirs, one wall. A house in a pol, a gated cluster of homes usually sharing lanes and courtyards, may have been inherited three or four times without any paperwork. By now there can be dozens of heirs, many settled in other Gujarat cities, the UK, the USA, Canada and East Africa. Every living heir, and the line of each one who has died, must appear in the pedhinamu. A family tree drawn from memory is the commonest reason for a returned application.

Old records, older names. The property card, the assessment book or the old deed may still show a grandparent, or a name spelt differently from today's. Each gap is bridged with an affidavit, a revenue entry or a registered deed, depending on what the office will accept. Reading the oldest record first tells us how many links need repair before a transfer can even be filed.

Living in it, or not. When one branch occupies the house and others do not, the question is bigger than the name on the card. Occupying and absent heirs often have to settle use, rent or a buy-out in writing. A registered release or family settlement deed turns that understanding into a record, and it is also the clean way to let one heir keep the house while the others step aside.

Heritage constraints. Parts of the walled city are old and sensitive, and repair or rebuilding there can need permissions beyond ownership. An heir planning a sale should expect buyers and their lawyers to ask about this, so raise it early.

What to prepare. Before anything is filed, collect any old sale deed, several years of tax bills and any court order, partition record or family agreement. A relative on the ground can photograph the nameplate, the tax receipts and the old papers, which lets us decide which tracing route the house needs. Our NRI property mutation page explains how the record update fits in.

The Gujarat Revenue Record: Varsai, the 7/12, 8A and the City Property Card

Gujarat numbers its inheritance entries and lets you follow them, which suits an heir who is thousands of miles away.

What the entry is. A varsai entry is a numbered mutation recorded in Village Form 6. Once certified, the 7/12 and 8A name the heirs. The application goes through the e-Dhara counter at the Mamlatdar's office or, for eligible services, through the iORA portal, and the entry number lets anyone track it on AnyROR.

The pedhinamu. The family tree is prepared or certified through the Talati after local inquiry, and the heirs consent in writing. A pedhinamu that leaves out a daughter, the children of a child who died earlier or a first marriage will be challenged. Every heir in the first class is listed whether or not they join the application.

Old tenure and new tenure. Gujarat land is recorded as old tenure or restricted new tenure. A sale of new-tenure land can need the Collector's permission or a payment to the state. The inheritance entry itself is a record update, but plan any sale only after the 7/12 shows the tenure.

Heirs who are not farmers. Under Gujarat's tenancy law, sales and gifts of agricultural land to someone who is not an agriculturist are restricted. Courts have read that law as blocking a Will in favour of a non-agriculturist, while ordinary succession under personal law is treated differently. A UK-based heir who has never farmed should therefore ask a lawyer whether the land passes by succession or by Will before relying on either. FEMA lets NRIs and OCI holders inherit agricultural land but not buy it, and a later sale generally goes to a resident Indian citizen.

Small holdings. Gujarat law on fragmentation and consolidation of holdings can limit how a small field is divided, so heirs who want equal slices may find the office unwilling. Keeping the land in joint names, or one heir taking it by a registered release, is often simpler.

City property. City property is not on a 7/12. The heirs are entered on the property card through an inheritance mutation at the City Survey Office, and Gujarat lists an online service for it. Confirm the current form with the office before filing.

Reporting window. The Land Revenue Code expects inheritance to be reported within three months (Section 135-C). Families often miss it. File as soon as the papers are ready, and we explain any delay in the application. See also NRI legal heir certificate.

Gujarati Names, Spellings and Signing From the UK, USA, Canada and East Africa

Names. Gujarati naming runs first name, father's or husband's name, then surname, and Indian records rarely agree with an overseas passport. Suffixes such as bhai and ben, used daily by many families, may sit on a 7/12, a tax bill or a bank record yet be missing from a passport. Surnames drift in transliteration: Patel and Patil, Shah and Saha, Parikh and Parekh, Thakkar and Thakar, Sanghavi and Sanghvi. A married daughter usually carries her husband's first name as her middle name, so her link to her father is proved through a birth or school record in her earlier name. Heirs born in East Africa or raised in Britain may carry yet another order of names. A name-variation affidavit mends small differences, but aligning the file early is cleaner.

Who signs where. Heirs in Vadodara sign consents locally. Heirs abroad sign before a notary, and what follows depends on the country. The UK, USA, Canada, Australia and Singapore are Hague Apostille Convention countries, so a notarised paper usually receives an apostille, in the US typically from the state authority and in the UK from the foreign ministry. The UAE is not a member: papers go to the Indian Embassy in Abu Dhabi or the Consulate in Dubai for attestation. Germany objected to India's accession, so the route between the two is attestation, not apostille. For East African countries, check the current status of the country, and where it falls outside the Convention use attestation by the Indian High Commission.

What signing covers. One careful set usually carries the varsai application, the corporation, the society and the registry. We send drafts ahead, brief the notary on the wording and check that the passport name matches the name on the affidavit. If a Vadodara office later asks for a fresh affidavit, we try to answer it from the existing set. Our NRI power of attorney page explains what the document should include.

District Court, Registry and Sale: What Comes After the Entry

The Vadodara court. The District Court sits in the historic Nyay Mandir building and neighbouring court buildings. A petition for a succession certificate or probate on a Vadodara estate is ordinarily filed before the District Judge with jurisdiction there, not in Ahmedabad. The Gujarat High Court's seat is Ahmedabad, but these petitions normally start in the district court. Which court within the complex takes a given petition depends on the matter, so we confirm it before drafting.

How a petition moves. The petition lists the heirs, the assets and the debts, with affidavits and the death certificate. Notice is displayed and published so that anyone with an objection can come forward, and the court may ask for a bond. If nobody objects, an order follows after the petitioner's evidence. A probate petition adds the original Will and evidence from its attesting witnesses. See NRI succession certificate for the difference in detail.

Registered deeds. A release or settlement deed among heirs is registered at a Sub-Registrar office in Vadodara. Gujarat's online registration system, GARVI, is used for data entry and appointments, though each office confirms its own procedure. Stamping follows the state's valuation system, and a document executed abroad is stamped within three months of first being received in Gujarat (Section 18, Gujarat Stamp Act, 1958). It can be presented for registration within four months of reaching India (Section 26, Registration Act, 1908), at the registering officer's discretion. An heir abroad signs through a power of attorney that allows execution of the deed.

Selling later. A buyer's lawyer in Vadodara will want the varsai entry or the property card entry, the corporation's name change, the society's letter and a clean chain of heirs. An NRI seller faces TDS, and sale proceeds are repatriated through the NRO account. Capital gains are measured with the earlier holder's purchase value and holding period carried over. Our guide to FEMA rules for selling inherited property covers the exchange-control side.

Varsai First, Then the Municipal Name

Gujarat records a death in the revenue register before anything else. The entry is called varsai. It is made in Village Form 6 (Hakk Patrak) and carried into the 7/12 and 8A for village land, or into the property card for city property. The Revenue Department’s process page lists the original death certificate and the computerised 7/12 and 8A as the base documents.

The corporation then keeps its own assessment book, and the society keeps its own register. An heir abroad usually cannot visit any of the three, so we run them in sequence from one set of signed papers.

What Must Change After a Death in Vadodara

  • Revenue record: a varsai entry in Village Form 6 for land, or the property card for a city flat. Under Section 135-C of the Gujarat Land Revenue Code, 1879, an acquisition of rights by inheritance is reported within three months.
  • Municipal tax record (Vadodara Municipal Corporation): the assessment book at the ward office carries the owner's name against the property's census number until a name change is made.
  • Society record: the co-operative housing society or association holds the share certificate and the register of members.
  • Registered deed: if the heirs agree that one of them takes the flat, a registered release or settlement deed at the Sub-Registrar office.
  • Bank, loan and insurance: some institutions ask for a succession certificate from the District Judge, and the institution decides.
  • Sale readiness: buyers and banks look for the varsai entry, the corporation's name change and a clean heir chain. FEMA, TDS and repatriation rules also apply to a seller abroad.

Who Records What in Vadodara

Three offices keep three separate records in Vadodara: the revenue office, the municipal corporation and the housing society. The table sets out each body, what it records and what it asks heirs for; each confirms its exact list at filing. Applications for the revenue entry go through the Revenue Department’s iORA portal, records are viewed on AnyROR, and the tax record sits with the Vadodara Municipal Corporation.

Probate is no longer compulsory by statute, but institutions still commonly ask for it. The revenue office and the society still decide what they accept, so we ask them first.

Closing a Vadodara Estate From Abroad: Eight Steps

You sign once overseas, and our Vadodara representative with the local advocate covers every desk, notice and counter that needs a person present.

1

Assessment call

We ask what was left, where it stands in Vadodara city or the district, whether a Will exists and which heirs live abroad. You hear which of the revenue office, corporation, society, registry or District Court each asset needs, and in what order.

2

Document collection

Relatives in Vadodara gather the death certificate, property card or 7/12, tax receipt and share certificate, while you assemble passport, OCI, PAN and address proof abroad. Names are matched across Gujarati and English records before anything is signed.

3

Signing abroad

You sign the power of attorney, the heirs' affidavit and consents before a notary where you live. The UK, USA, Canada, Australia and Singapore apostille the set; the UAE and Germany use attestation by the Indian mission. Drafts reach you first.

4

Originals to Vadodara

Scans go ahead for a check against Aadhaar and the local records, then originals travel by courier. A document executed abroad is stamped within three months of first reaching Gujarat, and a deed is presented for registration within the four-month window in Section 26 of the Registration Act.

5

Filing and notice

The varsai application goes in through iORA or the Mamlatdar's e-Dhara counter, or through the City Survey and ward offices, as the asset requires. Notice reaches interested persons while the Talati verifies the family. Any court petition is filed at the District Court.

6

Inquiry or hearing

In an uncontested matter your Vadodara representative attends the Talati's inquiry or the hearing under your power of attorney. If a court wants to see you, we raise it early and plan for video attendance where permitted. Co-heirs in Gujarat sign their consents locally.

7

Entry certified, then put to use

Once the entry is certified we take the updated 7/12 or property card to the VMC ward office, then to the society, MGVCL and the water and gas connections. Bank and demat claims follow whichever document each institution accepts.

8

Money home

Rent or sale proceeds reach your NRO account first. Remittance abroad is allowed up to USD 1 million per financial year with Forms 15CA and 15CB (Forms 145 and 146 from 1 April 2026), and any TDS on a sale is settled before the money moves.

NRI Property Transfer After Death in Vadodara: An Illustrative Example

Illustrative example. Names, places and dates are fictional. Dhruv is a data engineer in Toronto. His father died in Alkapuri, Vadodara, leaving a flat in a co-operative housing society where Dhruv’s mother lives. His mother, his brother and he are Class I heirs under Section 8 of the Hindu Succession Act, 1956. Dhruv hands the matter to us.

Day 1 to 3: search the records

We search AnyROR for the flat’s property card and any old entries, read the registered deed, and note the census number on the corporation’s tax bill. The society’s share certificate is requested from his mother.

Day 4 to 12: sign abroad

Dhruv signs a Power of Attorney and an heir affidavit before a notary in Toronto. Canada joined the Hague Apostille Convention, in force for Canada since 11 January 2024, so notarised Canadian documents are normally apostilled; we confirm the route for each document. The set is couriered to Vadodara. See NRI Power of Attorney for property mutation and our NRI Power of Attorney service.

Day 13 to 35: varsai entry

We collect certified copies of the death certificate, prepare the pedhinamu and affidavit, and file the application for the entry on the property card. Notice goes to interested persons and a 30-day window for objections runs. His brother signs a no-objection in India. We file well inside the three months that Section 135-C allows for reporting an inheritance.

Day 36 to 60: corporation and society

With the entry in hand, we apply at the VMC ward office for the name change, with the property card copy, tax receipt, deed and the society’s no-objection. The society then reissues the share certificate in the heirs’ names, and the next property tax bill carries their names.

Month 5: hold or sell

The family decides to sell. Dhruv learns that TDS under Section 195 (Section 393(2) of the Income-tax Act, 2025 from 1 April 2026) applies on the full sale consideration unless a Lower or Nil Deduction Certificate (Form 13 (now Form 128)) is obtained, and that repatriation is capped at USD 1 million per financial year with Forms 15CA and 15CB (Forms 145 and 146 from 1 April 2026), rules set under FEMA by the Reserve Bank of India. See TDS on inherited property and selling inherited property from abroad.

Frequently Asked Questions

Can I get my father's Vadodara flat and land into our names without flying to India?

+
Usually yes, when the heirs agree. You sign a power of attorney, an affidavit of heirship and any consent before a notary where you live, and the set is attested or apostilled and couriered to Vadodara. A representative then files the varsai application, answers the Talati's inquiry, visits the ward office and the society, and collects the papers. Travel becomes likely only if a relative contests, a court wants to hear you, or a registered deed has to be signed in person. We flag those risks on the assessment call so that you can plan around them.

Will a Vadodara bank accept a revenue-office heirship paper for my mother's accounts?

+
Sometimes, mainly for modest balances, and practice varies from bank to bank and even branch to branch. Larger deposits, lockers, shares and mutual fund units more often bring a request for a succession certificate from the District Court, or probate where there is a Will. Bank of Baroda, which began in this city, and every other bank follow their own internal policy for deceased claims. Ask the branch, in writing if possible, which document its legal team accepts before choosing a route. We make that enquiry during the first assessment so months are not spent on the wrong paper.

Is probate still needed for my father's Will in Vadodara?

+
Not by statute, and in Vadodara it never was. Section 213 of the Indian Succession Act, which blocked enforcement of a covered Will until probate was granted, applied only to Wills tied to the Bombay, Calcutta and Madras presidency towns, and the Repealing and Amending Act, 2025 removed it with assent on 20 December 2025. Even so, some banks, depositories and buyers' lawyers still ask for probate because it is conclusive proof of the Will. For property, the Will itself is the title document, and the revenue office, society and corporation can usually act on it with the death certificate. We check each institution's stance first.

My mother nominated me for her society flat. Does that make me the only owner?

No. A nominee deals with the society on behalf of all the legal heirs and does not take the flat to the exclusion of a spouse, brothers or sisters who are entitled under personal law. Societies in Vadodara commonly admit the nominee, then ask for consent letters from the other heirs, a no-dues certificate and sometimes an indemnity bond. If a sibling objects, the nomination alone seldom ends the matter, and a registered release deed or a court order may be needed. Confirm the exact procedure with the committee, because bye-laws differ from society to society.

How do I sign from the UK, USA, Canada or the UAE so that Vadodara offices accept my papers?

+
Sign before a notary public, then take the next step your country requires. The UK, USA, Australia, Singapore and Canada are Hague Apostille Convention countries, so an apostille on the notarised paper is the usual route. The UAE is not a member, so the paper goes to the Indian Embassy in Abu Dhabi or the Consulate in Dubai for attestation. Germany objected to India's accession, so attestation is the route there as well. We send drafts in advance, brief the notary on the wording and check your passport details, so that nothing has to be signed twice.

What can my Vadodara representative do under the power of attorney?

+
A properly drafted power of attorney names one person and lists the acts: signing applications and affidavits, appearing before the Talati, Mamlatdar, City Survey Office, ward office, society and Sub-Registrar, collecting records and following bank claims. It should say expressly whether the person may sign a release deed, a redevelopment consent or a sale, because a general clause may be refused. A document signed abroad is stamped within three months of first reaching Gujarat, and a deed is presented for registration within the four-month window in Section 26 of the Registration Act. Read more on our NRI power of attorney page.

Can I inherit farm land near Savli or Padra as an NRI or OCI holder?

+
Yes, by inheritance. FEMA lets NRIs and OCI holders receive agricultural land by succession, although they cannot buy it. The heirs are recorded through a varsai entry on the 7/12 and 8A. Selling later is harder: the land can generally go only to a resident Indian citizen, and Gujarat's tenancy law restricts transfers to non-agriculturists, so the buyer pool is narrow. A Will leaving such land to a non-agriculturist can also run into that law, so check whether you take by Will or by succession. Settle the records before planning any sale.

How do I bring the money abroad once a Vadodara asset is sold or rent has built up?

+
The credit lands in your NRO account first. From there, up to USD 1 million per financial year can be remitted abroad on Form 15CA and a Chartered Accountant's Form 15CB, which became Forms 145 and 146 from 1 April 2026. Keep the heirship papers, the sale deed, the TDS record and proof of tax paid together, because the bank will ask for them. Rent is taxable in India as it arises. Larger sums or unusual cases may need the Reserve Bank's permission, so give your accountant the full picture early.

Does India tax me for inheriting a parent's Vadodara property?

+
No. India has no inheritance or estate tax, and receiving property on a death is not taxed as income in your hands. Tax arises if you later sell, as capital gains, and the purchase value and holding period of the person who held it before you are carried over. Rent from the property is taxable as it is earned. Your country of residence may have its own reporting or inheritance rules for assets abroad, such as UK inheritance tax or US reporting, so take advice there too.

One of my brothers in Vadodara will not sign. Can the transfer still go ahead?

+
It can, but not by the quick route. Without his consent the society usually will not move the flat, and the revenue office may record his objection and send the parties to a civil court. A succession certificate petition or a declaration suit gives every heir notice and a hearing, and the judge decides on evidence. A calm conversation in which a lawyer sets out each heir's legal share often brings consent back before any case is filed, and we try that first. Keep your own messages polite and in writing.

How long will the whole process take from the first call?

+
There is no honest single answer, because the route sets the pace. A varsai entry waits through its notice period and the officer's verification. A society transfer depends on how quickly every heir's consent and the no-dues letter arrive. Court petitions take the longest, usually several months, because of notice and the judge's diary. Courier time and the apostille at your end add to each. After the assessment call you receive the likely order for your assets, and updates follow each stage.

Can the varsai application be made online, and can I do it from abroad?

+
The Revenue Department lists inheritance entries on its iORA portal and at the e-Dhara counter in the Mamlatdar's office, and AnyROR shows the record afterwards. Online filing still needs the Talati's inquiry, the heirs' consent and local verification. An applicant abroad would also face the login, scanned affidavits and the entry number, so overseas heirs normally act through a representative in Vadodara. Forms and portal steps change, so we confirm the current version before filing.

What is the difference between a legal heir certificate and a succession certificate?

+
A heirship (varsai) certificate is a revenue document naming the surviving heirs. It is administrative, not a court order. A succession certificate is an order of the District Court under Part X of the Indian Succession Act, 1925, and authorises collection of debts and securities such as deposits, shares and units. Property records usually move on the first, while a bank or fund house may insist on the second, or on both. See NRI legal heir certificate and NRI succession certificate. The institution decides, so ask it before choosing.

My father owned a flat in the city and land in a village. Do I file in one place?

+
No. The flat sits under the corporation's assessment book and the city survey card or the society, while village land sits under the taluka's Mamlatdar and the Talati's Village Form 6. One set of signed papers can serve both if it is drafted that way, but each office wants its own application, notice and certificate. A property in a fringe area may fall under a gram panchayat or the VUDA planning belt instead of the corporation, so we check the latest boundary and the issuing office for each address before anything is signed abroad.

Who deducts tax when an NRI sells an inherited Vadodara flat?

+
The buyer deducts TDS under Section 195 of the Income-tax Act, 1961, now Section 393(2) of the Income-tax Act, 2025 from 1 April 2026, generally on the full sale consideration when paying a non-resident. To avoid over-deduction, apply on TRACES for a lower or nil deduction certificate, Form 13 earlier and Form 128 now, before the sale closes. Repatriation of the proceeds then follows the annual USD 1 million limit. Our guide to FEMA rules for selling covers the rest.

Does religion or community change the process for Vadodara families?

+
It can. Inheritance follows personal law: the Hindu Succession Act, 1956 for Hindus, Sikhs, Jains and Buddhists, Muslim personal law for Muslim families, and the Indian Succession Act for Christians, with separate rules for Parsis. Vadodara has all of these communities. Shares and heirs differ, so the pedhinamu and any deed must reflect the right law. The offices and societies are the same counters, but the family tree and the consents change. Tell us the deceased's religion on the first call.

My grandfather's house in an old Baroda pol has many heirs across several countries. Where do we start?

+
Start with the family tree. List every living heir and the descendants of each one who has died, then collect the oldest title papers, tax bills and any partition record. A representative in Vadodara can photograph the nameplate and the tax receipts to show whose name stands today. From there we plan the consents: heirs who will keep the house, heirs who will release their shares by registered deed, and heirs who still have to be traced. Expect several signings across countries, and keep every name consistent.
