Is Dharani still used in Telangana?

No. Telangana replaced Dharani with the Bhu Bharati portal under the Telangana Bhu Bharati (Record of Rights in Land) Act. Bhu Bharati has been live statewide since 2 June 2025, and the Dharani portal has been deactivated.

What is the legal heir certificate called in Telangana?

It is the Family Member Certificate, issued by the mandal Tahsildar. Applications are made through MeeSeva, followed by a verification by revenue staff.

How do heirs update land records in Hyderabad?

For agricultural land, heirs apply to the Tahsildar through Bhu Bharati with the death certificate, the family member certificate and the pattadar passbook, and the Tahsildar decides after verification. City property is updated through GHMC property tax mutation.

When do we need a succession certificate?

When a bank, company or other institution asks for one to release deposits, shares, securities or debts of the deceased. It is issued by the civil court under the Indian Succession Act, 1925.

Can NRI heirs complete this without flying to Hyderabad?

In most cases, yes. A power of attorney signed before an Indian consulate abroad lets a representative in Hyderabad handle the Tahsildar, GHMC and Sub-Registrar steps, while documents issued abroad are apostilled or attested.
